Collage Apartments opened its doors in 2012 with the goal of providing workforce housing, particularly for the 110-120% median income level. This four-story urban apartment building includes open one-bedroom units, traditional one-bedrooms, and studios, averaging 550 to 600 square feet. Our team provided the full scope of acoustical design services including review of architectural, mechanical, plumbing and environment elements. We teamed with Studio Meng Strazzara from start to finish in a three-phase process of design, construction, and evaluation and testing.
Challenges:
Tenant amenities include a roof-top deck with a green roof and entertainment area, an onsite leasing office, and 35 at-grade parking stalls. Additionally, the complex is adjacent to bus lines and flanked on either side by commercial space along Woodland Park Ave.

Solutions:
For this project, we achieved a HUD Grade II based on meeting the requirements of Building Code. We provided specific wall type recommendations for all areas of the project including demising walls, corridor walls, and walls separating residential units and common areas of the building. These recommendations were supported with ratings and testing data which were included in the drawings for a rated assembly. We also provided necessary notes associated with are wall selections to be included in the drawings that maintained the acoustical rating during construction. In order to achieve the design criteria for sound transmission and impact insulation, we reviewed the floor/ceiling assembly and provide detailing and product recommendations. CAD details and notes were provided for the proper use of resilient channel and caulking isolation. We reviewed the architectural plans and wall selection against the plumbing plans to ensure that interior wall types were the correct thickness to support waste and drain pipes passing through multiple units. Our recommendations included specific CAD details included in our written specifications. We reviewed the garage door installation details, and provided specific recommendations to control noise to units above, adjacent, and diagonal from where the units attached to the structure. To prevent plumbing noise, we reviewed locations of bathrooms, kitchens, Washer/Dryer, and HVAC mechanical piping, and made recommendations for plumbing isolation of fixtures and piping. We also completed environmental noise monitoring at the site to document the noise exposure from local traffic.
