The
recently completed TriBeCa Project includes condominiums
and townhouses above a a 35,000 sq ft.
Safeway. This concrete and steel mixed-use project is a vital component
of the future development of Seattle's Lower Queen Anne Neighborhood.
Design Challenges:
All
residential units needed to be designed to meet
a HUD Grade of 1 (Luxury). Noise from
the grocery store below presented noise control issues to the residential units
as well as the surrounding community.
Particularly, noise from loading docks and refrigeration condensing
units required special care in design in meeting code compliance.

Solutions: We
worked closely with the team at Sienna Architecture
and Hargis Engineering throughout the design phase.
Environmental noise levels were determined by placing
monitors at specific site locations throughout construction.
Mitigation measures were developed to control noise
from freezer and refrigeration units as well as
from loading docks. Drawings and details including
demising wall and floor/ceiling assemblies, plumbing,
HVAC noise and appliance selection were developed
to achieve a HUD Grade I performance. |

Additional
Involvement: During construction, we will complete
a four-step inspection phase including an initial framing
and plumbing inspection, drywall installation, mechanical
equipment installation, and final testing. Upon
completion, random testing will be performed to
document the completed acoustical performance within
the residential units and to the surrounding community.
