Lincoln Square in Bellevue,
Washington includes
major office, hotel, residential, and retail components
as well as a 24-screen, 4,500-seat multiplex theater.
It ranks as one of the largest mixed-use projects
in the United States. Our involvement ranges
from providing recommendations for advanced wall
system design to controlling mechanical noise for
the THX Theaters.
Design
Challenges The design of this
building includes basketball courts and playgrounds located above the theatres.
We had to meet the challenge of developing floor/ceiling assemblies which would
provide sufficient impact isolation for these spaces as well as luxury-grade
residential and hotel areas.

Solutions In the process of
developing impact insulation recommendations, we conducted testing on 14
different assemblies including engineered wood flooring and ceramic tile. These
assemblies were used in the final design of residential and hotel flooring
systems.
Additional Involvement Within the residential
and hotel tower we were involved with all elements of acoustical design for
residential and guest suites. We are working closely with Sclater
Partners in detailing recommendations for wall types which were included in the project
drawings. We tested heat pumps planned
for the residential spaces in order to find the quietest units. We detailed the
shaft lining for the garage exhaust shafts for code and site noise compliance
and provided floating floor systems design to control sound transmission.
Due to the vastness
and complexity of the Lincoln
Square project, including the many changes in
management and consultants, we feel proud to have maintained a detailed package
of recommendations throughout the process.
