This
mixed-use, office and residential
development includes the studios
for KUSI Broadcast Station in San
Diego, California. The Broadcast
station and commercial space occupy
the ground floor of the high-rise
building, topped with 130,000 square
feet of office space and a 194-unit
residential tower. The development
will occupy a prominent, full-block
site in the Marina Planned District
of San Diego and will include a
public viewing and live entertainment
plaza.

Scope Our
team provided the full range of acoustical
design services to achieve a HUD grade
of I (Luxury) for residential and guest
units within the building, which included
architectural design elements, mechanical
noise and vibration control, and an
environmental noise assessment and mitigation
solutions.
Design Challenges The
element of the broadcast studio presented
additional issues involving the performance
of the walls, windows, doors, floors
and ceiling for the surrounding spaces
and environment. We needed to
provide design recommendations which
would achieve a specific design criteria
within the broadcast studio without
excessive cost.
Solutions We focused on translating the
needs of the design team into interior
treatments which would meet the design
criteria, aesthetic vision, and budget.
Noise from the surrounding environment
was evaluated in order to determine
impact on the broadcast studio and guest/residential
spaces. 24-hour continuous noise
measurements were conducted at the project
site and design criteria were
developed based on industry standard
for these noise-sensitive areas. This
was used in designing and selecting
architectural elements including walls,
windows, and doors. We also made conceptual
space planning recommendations to place
noisy equipment and activities as far
as possible from noise-sensitive areas.
