Acoustics is providing acoustical design recommendations
for all aspects of the 22-story, 197-unit Belltown
condominium tower. Everything from engineered
bamboo flooring to appliance selection was
designed with care and reviewed for sound quality.
Reaching a luxury Grade I performance
for all the units under HUD guidelines requires
careful planning and attention to detail during
construction.
Challenges Mixed-use condominium projects are
the most acoustically complicated projects. These
projects have the most discerning new owners, expecting
that the smallest of noise sources be eliminated.
We worked with the team at Weber
+ Thompson to meet HUD Grade I guidelines in
design and to eliminate mechanical noise from rooftop
equipment to sensitive penthouse units below.

Solutions Under
HUD guidelines, the walls and ceilings of the Cristalla
project were designed to provide the maximum desired
acoustical privacy between units. Designing the
hallways, stairways, elevator shafts, and equipment
spaces for sound isolation are equally important.From flooring materials and plumbing isolation
to and HVAC noise and vibration control- all materials
and units were reviewed for quality. Proper sound
insulation can only be achieved through careful
planning during design development, and evaluations
during construction.

Additional Involvement Recommendations
to control noise from garage fans to adjacent residential
units were developed. Residential fan coil
units were selected and designed to achieve an NC
30. Within the residences, we worked to control
impact isolation from hard surface areas of wood
flooring and tile. Our
team continuously works on multi-family/mixed-use
projects. By developing close relations with the
Mechanical Engineer for each project, we have prevented
equipment from being inadvertently adding to the
rooftop without being properly isolated for sound
and vibration.
