Archstone Communities has established a standard for rental living which includes careful attention to noise issues. Teaming with SSA Acoustics, they have established design goals for each project which exceed local building codes.

Challenges: Archstone communities are built to achieve a HUD grade II standard, which is five points above minimum building code. This establishes a high quality of living not found in most multi-family residential projects. We design sound isolation for elements not normally realized within the scope and budget of apartment project design

Solutions: We team with Archstone from start to finish in a three-phase process of design, construction, and evaluation and testing. Beginning with the architects and design team, our recommendations are incorporated into the drawings and specifications. We work with the construction team to ensure adherence to specifications during construction. The finished buildings are tested to ensure quality. Architectural elements such as walls, floors, stairs, and corridors are designed for superior sound isolation. Sound and vibration isolation are designed for HVAC and plumbing systems. We are involved with project site selection in order to prevent intrusive environmental noise.

 Additional Involvement: We include the appliance selection and installation as part of our services by testing for noise levels and design counters and closets to achieve acceptable noise levels from washer/dryer or dishwasher units.

Comments: Our team of consultants has been involved with more that 40 new Archstone Communities. From Seattle to Miami, we conduct evaluations and testing as projects are completed. Our materials and methods are continually updated in order to provide the most cost effective solutions.
